Before we talk about properties…
I’d rather understand what you’re hoping this move will change.
INDEPENDENT BUYER REPRESENTATION FOR PEOPLE BUYING PROPERTY IN SOUTHERN SPAIN.
Most people think my work begins when we start looking at homes.
It doesn’t.
By the time we’re arranging viewings…
some of the most important decisions have already been made.
Not about a property.
About expectations.
Priorities.
Compromises.
The life you’re hoping to build.
I’ve spent years sitting beside people making one of the biggest decisions of their lives.
Over time, I’ve realised something.
Finding the right property…
and making the right decision…
aren’t always the same thing.
That’s where my work begins.

The property isn’t my client.
You are.
People sometimes ask me why I chose to represent buyers rather than sell property.
The answer probably begins long before real estate.
Before I worked in property, I spent many years as a Weddings and Events Manager, creating experiences for people celebrating some of the happiest days of their lives.
It taught me something I’ve never forgotten.
People rarely remember every detail.
They remember how they felt.
Hospitality taught me to pay attention to the experience, not just the outcome.
I still think that way today.
Buying a property isn’t only about reaching the notary.
It’s about how you experience every decision along the way.
Years later, when I moved into real estate, I noticed something else.
Every seller had someone representing them.
The buyer had professionals.
A lawyer.
An architect.
A mortgage broker.
Each had an important role.
Yet very often…
no one was responsible for protecting the quality of the decision itself.
That question quietly changed everything for me.
Not because I wanted to sell property differently.
Because I realised I didn’t want to sell property at all.
I don’t sell property.
I represent the person buying it.
That’s what I’ve done ever since.
That may sound like a small distinction.
It isn’t.
Because when you’re buying property in another country…
you’re not simply choosing a home.
You’re deciding where life happens next.
Who you’ll trust.
How you’ll invest your savings.
Whether you’ll feel at home.
The property will still be standing long after I’ve gone.
My responsibility is making sure you still feel good about choosing it.
Over the years, I’ve come to believe something.
The quality of a purchase is rarely determined on the day you sign the contracts.
It’s determined much earlier.
By the conversations you have.
The questions you ask.
The assumptions you’re willing to challenge.
The preparation you’ve done before emotions take over.
That belief shapes every conversation I have with a buyer.

So before we look at a single property…
there are a few things I’d rather understand first.
Not because I have a rigid process.
Quite the opposite.
Because every buyer is different.
Over the years, however, I’ve found that confident decisions tend to share the same conditions.
01
We begin with your life.
Before we talk about locations, budgets or viewings, I’d rather understand the life you’re hoping to create.
How do you imagine your days?
What made you start looking in Southern Spain?
What do you hope this next chapter will feel like?
Because the property isn’t the destination.
The life you build there is.

02
We choose the right place before the right property.
A beautiful home in the wrong location rarely becomes the right decision.
Before we look at individual properties, we first identify the places that genuinely support the life you want to live.
That often saves countless hours viewing properties that were never right to begin with.
Only then do we begin looking for the property itself.
03
We create clarity before emotion.
Buying a home should be emotional.
It just shouldn’t be driven only by emotion.
Before we begin viewing properties, we create a way of thinking that allows you to enjoy the excitement without losing sight of what matters most.
Because emotions should enrich a decision…
not make it for us.
It also means asking the practical questions before emotions make them harder to ask.
Is the property legally sound?
Are there restrictions, future costs or practical considerations that deserve attention now rather than later?
Does it genuinely support the life we’re trying to create?
It’s always easier to step back before you fall in love than after.
04
Every property is measured against your priorities.
Instead of asking,
“Do we like this property?”
we ask,
“Does it still fit the life we’re trying to create?”
It’s a small shift.
But over the years I’ve found it changes almost every conversation that follows.
Every viewing becomes part of a much bigger picture.
We compare each property against your priorities rather than against the last property we visited.
We question what the brochure doesn’t mention.
We verify assumptions instead of accepting them.
And we only move forward when both the practical details and the bigger picture still make sense.
05
And throughout the journey…
I keep returning to one question.
Is this still the right decision for you?
Sometimes the answer is yes.
Sometimes the answer is no.
Both can be successful outcomes.
Because my role isn’t simply to help you buy a property.
It’s to help you make the right decision.
Buying a property is a moment.
Living with that decision lasts much longer.
What that often looks like in practice
Sometimes it’s refining the search before we ever arrange a viewing.
Sometimes it’s helping a couple realise the right area isn’t the one they first imagined.
Sometimes it’s spotting legal, technical or practical concerns before they become expensive surprises.
Sometimes it’s looking beyond the asking price and asking what the property is genuinely worth to you — and what position makes sense when it’s time to negotiate with the seller.
Sometimes it’s coordinating seller’s agents, lawyers, architects, mortgage brokers, notaries and other trusted specialists so every part of the journey moves together and you don’t have to manage five different conversations at once.
Sometimes it’s simply asking the question nobody else has asked.
And sometimes it’s saying,
“I don’t think this is the right property.”
Even when everyone else does.
Different actions.
The same purpose.
Protecting the quality of your decision.

Perhaps you’ve recognised yourself somewhere in all of this.
Maybe buying a property in Southern Spain has been on your mind for quite some time.
You’ve searched.
Saved.
Compared.
Imagined a different life.
And somewhere along the way…
you realised this decision is about much more than finding a beautiful property.
It’s about choosing where the next chapter of your life will unfold.
Perhaps you’re planning a permanent move.
Perhaps you’re looking for a second home.
Perhaps retirement is beginning to feel a little closer.
Whatever has brought you here…
you simply want to make a thoughtful decision.
Not the quickest one.
The one that still feels right years from now.
You’d rather ask difficult questions now…
than live with unanswered ones later.
You value independent advice.
You appreciate honest conversations.
And you’d rather have someone challenge your thinking…
than simply agree with it.
If that sounds familiar…
I think we’ll probably enjoy working together.
I don’t sell property. I represent the person buying it.
